We worked with Woolridge and Simpson to refurb and rearrange Bloxham Mill office space and breakout area in Oxfordshire.

The Brief

Bloxham Mill is a space containing serviced offices which can be rented out by businesses of various sizes. Because of this, they required various different spaces in a new layout to support their clients.

Scope

This project brought its own challenges as we had to complete our works within a working area.

The project overall cost was £28,350.

Some of the works we completed for them included;

• Plasterboard MF and Grid ceilings to the internal structure
• Stud walls to create meeting break-out rooms and separate these areas 
• Ceiling baffles to help with sound and acoustics

This was a great project to work on. Bloxham Mill is located on the edge of the Cotswold, set in the countryside lends to a beautiful calming setting for a workspace.

What is a Mezzanine Floor?

A mezzanine floor is an independent steel structure which is used to create an additional floor above an area of floor space. They can be various sizes and don’t cover the whole area of the existing floor space.

They can be enclosed spaces or open depending on your requirements. In warehouses, enclosed spaces are more popular, it can then be used as office space. They can also be used for storage and staff areas.

They are often used in buildings which have a high roof to increase the amount of usable space the height gives.

We were contracted by Beard Construction to complete works on the Blackbird Leys South Central Institute of Technology.

This project included various works with an external and internal phase.

The Scope

To start with, the existing outside walls of the building were removed by a demolition company. We then started to build SFS – steel framing systems to provide an external structure extension. The SFS we built went from the ground, 1^st and 2^nd floors with a parapet to the flat roof.

Weather defence boards were fitted to the external of the structure. We fitted these also.

The internal fit-out included us drylining the SFS from the inside. We also constructed various internal partitions with various fire ratings and acoustics.

The ceilings we constructed consisted of MF plasterboard ceilings which were painted black to give a better aesthetic, and acoustic baffles fitted to the underside to help with sound absorption.

We also constructed a shaft wall around a number of service shafts. A shaft wall is different to an ordinary partition wall as it must be constructed with access to one side only. Find out more about shaft walls here.

Outcome

This project was completed on-time and in-budget for our client. It was a great project to undertake as it contained many different elements.

Scope

Our client Gerhardt based in Brackley required a mezzanine floor and office fit-out.

They required more space and an external extension was not a viable way to increase their space. Instead they decided to utilise the height of their warehouse and use a mezzanine floor.

Mezzanines are a great way to utilise space in warehouses or buildings with higher ceilings.

What We Did

For the mezzanine floor, one of the main requirements during construction is to ensure the structure is fire rated. We added a 1 hour fire rated ceiling to the underside of the of the mezzanine, as well as a 1 hour fire rating to the walls on the mezzanine.

Other works we carried out;

• Drylined external walls
• Added a grid suspended ceiling
• Electrics, lighting and air conditioning were installed
• Carpet tiles fitted
• Constructed a bespoke stationary cupboard
• Repainted the existing concrete floor in the warehouse

The overall cost of this project was £68,000 and once again we were able to complete the project on-time and in-budget for our client.

Tapper Interiors were commissioned to install the glass partitions on a beautiful and functional Interior Fit-Out for Inspired Projects in Coventry.

Would you believe from the photos that this is a student communal area at a University? Inspired Projects have created a few of these spaces in different areas for students and have worked with Tapper Interiors repeatedly.

This project was an interior fit out and included;

• Single glazed partitions
• 12mm toughened glass
• Frameless double doors with overhead closures
• The addition of powder coated black bars for crittal effect

This created a communal area space for students on the ground floor of a building. This was repeat business from our client Inspired Projects; the areas they create for students are both beautiful and functional.

The glass partitions are used to divide the space creating smaller quiet areas for study or meetings, keeping them separate from areas for socialising. It’s not shown in the photos but there is also an area for a pool table as well as a gym.

The overall project was £16k and Tapper Interiors delivered on time and on budget.
